JATIMTIMES - Industri perhotelan di Kota Malang masih memiliki peluang untuk berkembang meski persaingan antarhotel semakin ketat. Namun, tingginya biaya investasi membuat pelaku usaha harus mempersiapkan perencanaan yang matang sebelum membangun hotel baru.
Ketua Perhimpunan Hotel dan Restoran Indonesia (PHRI) Malang, Agoes Basoeki, mengatakan kebutuhan modal untuk membangun hotel baru saat ini mencapai sekitar Rp 150 miliar. Nilai tersebut merupakan hitungan kasar yang dipengaruhi kenaikan harga tanah dan biaya pembangunan.

“Kalau sekarang membangun hotel baru, hitungan kasarnya bisa mencapai sekitar Rp 150 miliar untuk hotel bintang tiga. Dengan investasi sebesar itu, break even point atau balik modalnya bisa berkisar delapan sampai sepuluh tahun,” kata Agoes.
Dengan jumlah hotel yang sudah banyak di Kota Malang membuat investor tidak bisa hanya mengandalkan bangunan semata. Hotel baru harus memiliki konsep yang kuat agar mampu menarik wisatawan.
“Karena hotel di Kota Malang sudah cukup banyak, maka harus ada konsep yang menjadi pembeda. Sekarang yang sedang diminati adalah hotel dengan desain yang aesthetic, pelayanan yang ramah, fasilitas teknologi seperti WiFi yang memadai, serta lokasi yang dekat dengan pusat kota maupun tempat wisata,” imbuhnya.
Di tengah persaingan tersebut, tingkat okupansi kamar hotel mulai menunjukkan tren positif dibandingkan tahun lalu. Kenaikannya mencapai sekitar 30 persen setelah pada 2025 industri perhotelan sempat mengalami penurunan yang cukup tajam.
“Kalau okupansi kamar sudah mulai membaik dan naik sekitar 30 persen dibandingkan tahun lalu. Namun, untuk okupansi ruang meeting masih turun karena sektor pemerintahan yang biasanya menjadi penyewa potensial masih menghadapi kebijakan efisiensi,” tambah Agoes.
PHRI Malang pun terus berupaya menjaga tingkat keterisian kamar agar tetap berada di level yang ideal. Rata-rata okupansi hotel saat ini dipertahankan pada kisaran 60 hingga 70 persen setiap bulannya.

“Setiap bulan kami berusaha mempertahankan rata-rata okupansi di angka 60 sampai 70 persen. Harapannya kondisi industri perhotelan bisa terus membaik seiring meningkatnya kunjungan wisatawan,” ucap Agoes.
Agoes juga mendorong para pemilik modal asal Malang untuk lebih banyak berinvestasi di daerah sendiri. Saat ini, komposisi kepemilikan hotel di Kota Malang masih seimbang antara investor lokal dan investor dari luar daerah.
“Pemilik hotel asli Malang saat ini sekitar 50 persen dan sisanya dimiliki investor dari luar kota. Kami berharap ke depan semakin banyak pengusaha asal Malang yang membangun hotel di wilayahnya sendiri sehingga manfaat ekonominya lebih besar bagi daerah,” tutupnya.
