Menariknya, mayoritas pembeli rumah di kawasan tersebut bukanlah pembeli rumah pertama. Mereka telah memiliki hunian sebelumnya, namun memilih pindah karena menginginkan kenyamanan yang lebih baik.
Staf Pemasaran Royal Avenue, Henny Rahayu, mengatakan sebagian besar konsumen datang dengan alasan melakukan upgrade hunian. Faktor kenyamanan menjadi pertimbangan utama dibanding sekadar kebutuhan tempat tinggal.
“Upgrade rumah, ya. Karena pengin cari yang lebih nyaman dan lebih bagus. Soalnya kalau di rumah pertama itu parkir susah, jalannya kecil,” ujarnya.
Salah satu pembeli bahkan membeli rumah untuk anaknya. Setelah melakukan survei ke sejumlah perumahan, keluarga tersebut akhirnya memilih unit dua lantai di Royal Avenue karena dinilai memiliki lingkungan yang lebih nyaman dan fasilitas yang lebih lengkap.
