JATIMTIMES – Prospek bisnis rumah kos di kawasan kampus Kota Malang masih menunjukkan daya tarik kuat bagi investor. Faktor lokasi yang strategis menjadi alasan utama seorang investor memperluas portofolio bisnis propertinya dengan membeli satu unit kos berkapasitas 28 kamar di kawasan Tlogomas.

Keputusan investasi tersebut diambil setelah investor yang sebelumnya telah memiliki unit kos di kawasan Merjosari kesulitan mendapatkan tambahan unit baru. Seluruh unit yang tersedia di kawasan tersebut telah habis terjual, sehingga pencarian diarahkan ke lokasi lain yang dinilai memiliki potensi serupa, bahkan lebih berkembang.

Pilihan akhirnya jatuh pada proyek Apart Kos Brawijaya yang dikembangkan PT Tomoland di kawasan Tlogomas. Lokasi proyek yang berada di kawasan pendidikan menjadi pertimbangan utama sebelum transaksi dilakukan.

Staf Pemasaran PT Tomoland, Dewi Erna, menjelaskan bahwa keputusan pembelian tidak terjadi secara instan. Investor terlebih dahulu melakukan survei lapangan untuk melihat langsung kondisi kawasan dan prospek bisnis yang ditawarkan.

“Salah satu faktor yang membuat buyer tertarik itu posisi lokasi yang strategis, dekat jalan raya, serta didukung adanya FamilyMart yang dapat dijangkau dengan mudah,” ujar Dewi Erna. 

Menurutnya, aksesibilitas menjadi salah satu indikator penting dalam investasi rumah kos. Selain dekat dengan jalan utama, kawasan Tlogomas juga dikelilingi berbagai fasilitas penunjang yang dibutuhkan mahasiswa maupun pekerja muda sebagai target pasar utama hunian sewa.

Keunggulan lainnya adalah kedekatan proyek dengan sejumlah perguruan tinggi besar di Kota Malang. Kawasan tersebut berada tidak jauh dari Universitas Brawijaya, Universitas Muhammadiyah Malang Kampus III, hingga UIN Malang yang selama ini menjadi pusat aktivitas ribuan mahasiswa setiap tahun. 

Setelah melakukan peninjauan lokasi secara langsung, investor akhirnya memutuskan mengambil unit dengan kapasitas 28 kamar untuk memperluas bisnis kos yang telah lebih dulu dijalankan. Keputusan tersebut sekaligus menunjukkan bahwa kawasan dengan akses yang baik masih menjadi magnet utama bagi investor properti. 

Apart Kos Brawijaya sendiri merupakan proyek rukost premium yang dikembangkan PT Tomoland di kawasan Tlogomas. Pengembang menawarkan dua tipe unit, yakni tipe 18 kamar dan tipe 28 kamar, lengkap dengan fasilitas kamar full furnished, area komunal di setiap lantai, serta sistem pengelolaan operasional yang dijalankan secara profesional.

Menariknya, proyek yang diluncurkan pada Maret tersebut hanya menyediakan tujuh unit eksklusif. Saat ini, ketersediaan unit disebut semakin terbatas karena sebagian besar telah terserap pasar. 

Fenomena ini memperlihatkan bahwa investasi kos di kawasan pendidikan Kota Malang masih memiliki prospek cerah. Di tengah meningkatnya kebutuhan hunian mahasiswa, lokasi yang dekat kampus dan didukung fasilitas lengkap tetap menjadi faktor penentu dalam keputusan investasi properti.
