JATIMTIMES - Memiliki rumah pertama kini bukan lagi sekadar impian bagi pasangan muda di Kota Malang. Melalui skema Kredit Pemilikan Rumah (KPR) dengan uang muka yang lebih ringan, masyarakat dapat mulai memiliki hunian sendiri tanpa harus menyiapkan dana ratusan juta rupiah di awal.

Salah satu proyek hunian yang menawarkan kemudahan tersebut adalah Grand Avenue yang dikembangkan oleh PT Tomoland. Perumahan yang berada di kawasan Sukun, Kota Malang ini menyediakan rumah dengan harga mulai Rp 475 juta dan luas tanah 72 meter persegi.

Dengan uang muka (DP) mulai Rp 50 juta atau sekitar 10 persen dari harga rumah, calon pembeli dapat memperoleh rumah dengan cicilan sekitar Rp 3,3 juta per bulan melalui skema KPR.

Model pembiayaan ini dinilai lebih sesuai dengan kondisi finansial generasi muda yang menginginkan hunian sendiri namun tetap memiliki ruang untuk memenuhi kebutuhan lainnya.

Staf Pemasaran Grand Avenue Eko Wahyudi, menjelaskan bahwa mayoritas pembeli rumah di Grand Avenue berasal dari kalangan pasangan muda. Selain itu, terdapat pula pembeli yang masih lajang hingga orang tua yang membeli rumah untuk anak mereka.

"Mayoritas pembeli memang pasangan muda yang baru menikah. Ada juga yang masih single dan beberapa orang tua yang membelikan rumah untuk anaknya. Namun secara umum segmen terbesar tetap pasangan muda," ujar Yudi sapaan akrabnya.

Menurut Yudi, sebagian besar konsumen memanfaatkan fasilitas KPR dengan tenor antara 10 hingga 15 tahun. Skema tersebut dianggap mampu memberikan keseimbangan antara besaran cicilan dan kemampuan finansial pembeli.

Yudi menilai pola pembelian rumah di kalangan generasi muda saat ini mengalami perubahan. Jika sebelumnya banyak calon pembeli berupaya mengumpulkan uang muka dalam jumlah besar, kini mereka cenderung memilih DP yang lebih ringan dan mengalokasikan dana untuk kebutuhan lain.

"Rata-rata anak muda sekarang itu lebih memilih tanpa DP besar, tapi mereka mampu ambil angsuran lebih tinggi. Karena nanti bisa join income. Daripada uangnya habis buat DP, lebih baik dipakai untuk menyiapkan isi rumah," terang Yudi.

Ia menjelaskan bahwa keputusan tersebut cukup rasional karena rumah yang telah dibeli dapat langsung dilengkapi dengan berbagai kebutuhan pendukung, mulai dari furnitur hingga perlengkapan rumah tangga lainnya.

Selain menawarkan DP yang ringan, Grand Avenue juga memberikan keleluasaan kepada konsumen dalam memilih bank untuk pengajuan KPR. Keunggulan lainnya adalah status sertifikat hak milik yang telah tersedia sehingga proses verifikasi dari pihak perbankan dapat berjalan lebih cepat.

Kondisi tersebut memberikan kepastian lebih bagi calon pembeli yang ingin segera menempati rumah barunya tanpa harus menunggu proses administrasi yang panjang.

Tren meningkatnya minat masyarakat terhadap rumah KPR dengan cicilan terjangkau menunjukkan adanya perubahan pola pengelolaan keuangan di kalangan generasi muda. Banyak pasangan kini lebih memilih menjaga arus kas bulanan tetap sehat dibandingkan menguras tabungan untuk uang muka dalam jumlah besar.

Bagi PT Tomoland, pola tersebut menjadi peluang sekaligus dasar dalam menghadirkan produk hunian yang sesuai dengan kebutuhan pasar. Melalui skema pembiayaan yang lebih fleksibel, semakin banyak keluarga muda memiliki kesempatan untuk segera mewujudkan rumah impian mereka.
